ADDITIONAL INSPECTION SERVICES
Commercial Property Inspection
With extensive experience in both residential and commercial construction, we are a great choice for inspecting any commercial property that you’re considering investing in. From sprawling industrial facilities to cozy restaurant spaces, we can perform a comprehensive evaluation that will empower you with knowledge about the property’s existing strengths and weaknesses.
Pre-Listing Inspection
Sure, you could sell a home without having it professionally inspected, but you would be doing yourself a huge disservice. By allowing us to thoroughly inspect your home before you make the listing, we can identify defective areas that you may choose to have repaired—improving the value of the home and preventing stalled negotiations with prospective buyers.
New Construction Inspection
This inspection service will provide an in-depth summary of a newly constructed home’s condition. We’ll perform the inspection shortly before the builder’s final walkthrough, allowing time to request for necessary repairs and maintenance prior to final closing.
New Construction Phase Inspections
This inspection service is offered so that home-buyers can stay up to date on the quality of their prospective home’s construction as it’s being built. We can inspect the home at multiple phases, catching mistakes or poor construction practices as they occur so that corrections can be made in a timely manner.
11th Month Warranty Inspection
Most new homes will still be under warranty through the builder for one year after the final closing date. We’re able to inspect the property before that warranty expires, giving you a complete rundown about the home’s existing strengths and weaknesses. Depending on the terms of the warranty, you may receive financial assistance for certain repairs and improvements that are recommended.
Home Maintenance Inspection
An annual home maintenance inspection is a wonderful asset for current homeowners. We’ll thoroughly inspect the home’s readily accessible areas, taking careful note of any defects or maintenance issues we come across. We’ll then offer guidance about which maintenance issues are most pressing, helping you plan accordingly.
Re-inspections
When the seller of the property you’re trying to purchase agrees to arrange for requested repairs to be made, we can return to perform a Re-inspection once that work has been completed. We’ll investigate any modifications that have been made, whether components were repaired or replaced, and we’ll promptly notify you if more work needs to be done.
Radon Testing
Radon gas cannot be smelled or even seen without the use of specialized equipment. That’s why it’s important to bring in a professional to test your prospective home for contamination by this naturally occurring, yet dangerous gas. We’ll use a state-of-the-art radon monitor to measure the radon levels inside the home, providing accurate results so that you know whether or not radon mitigation will be necessary.
WDO / Termite Inspection
This inspection service will determine whether or not your prospective investment is affected by termite damage. The home will be evaluated from top to bottom for evidence of previous infestations, damage which is often not visible to the untrained eye. We’ll also search the home for ongoing infestations in the event that pest control needs to be advised.
Water Testing
Before you sign off on the final terms of purchase for your new home, you should first have the water tested to make sure that there are no issues related to water cleanliness or availability. We’ll collect samples from the tap and well to be tested at a local laboratory for contaminants such as heavy metals, nitrates, nitrites, and pathogenic bacteria.
Septic Inspections
This inspection service will assess the condition of a home’s septic system. We’ll look over the mechanical components to ensure that they’re in working order, and we’ll make sure that the lines and connections are in good condition. We’ll also notify you in the event that the septic tank needs pumped before you move into the home.
Stucco Inspections
Stucco claddings are prone to harboring moisture issues when defective or applied improperly by the builders. For this inspection service, we’ll investigate the stucco exterior to look for any evidence that moisture penetration or other issues are occurring.
Infrared Camera Inspections
This inspection service is a full thermal evaluation of a residential or commercial property. We’ll utilize a high-tech thermal imaging camera to investigate the heat disparities of components throughout the building. This can lead us to elusive issues such as moisture intrusion, electrical hotspots, and defective insulating material.
Mold Inspections
Mold inside a home can cause a host of health issues, and often, that mold isn’t even visible—making it tough to draw the connection between the two. For this inspection service, we’ll assess a home for the existence of mold and the moisture that allows it to thrive. We’ll then guide you on what can be done to eradicate the mold from the property and to prevent future issues.
Lateral Sewer Scope Inspections
To conduct a Sewer Scope, we’ll use a specialized line-fed camera that can be inserted directly into the sewer system. This allows us to analyze the interior structure for damage that could be causing environmental issues that may be expensive to resolve.
Proudly Serving Southeast Pennsylvania
Our service area includes all of Berks, Chester, Lehigh, and Schuylkill counties. We’re also able to inspect homes in select areas of Montgomery County.
